What sort of return can I expect from a commercial property investment?
As a general rule, yields on prime commercial property in Yorkshire range from 5% to 7.5%, with rental and capital growth in addition. For investors with a higher risk appetite, secondary assets can range from 6.5% to 10% yields with significant upside potential, depending on the sector.
I am new to farming, how complicated is it to manage farmland?
There are a wide range of options available. Our Rural Consultancy team can guide you through the process, to ensure you achieve your goals - whether you plan to farm the land yourself, in partnership with a farmer, or let the land entirely to a tenant.
What is a Natural Capital investment?
This is a relatively new opportunity for landowners. An investor can buy farmland to generate value from environmental benefits such as carbon sequestration, biodiversity gains or water management, rather than through traditional farming income.
What are the tax benefits for forestry investments?
From April 2026, Inheritance Tax is charged at 20%. Income tax on profit from timber sales is charged at 0%. Corporation Tax on timber sales and Capital Gains Tax on standing timber are also tax free, whether held personally, via a Trust, or within a company. Stamp Duty is payable at 5% of the purchase price.
