How our rural land consultancy works

Every farm, estate and rural business is different, which is why our advice is never one-size-fits-all. Our role is to understand what you own, what you want to achieve and the challenges you face, then create a clear plan that turns those objectives into practical, measurable actions.

STEP 1

Understanding your land, assets & ambitions

We begin by building a complete picture of your estate or rural business. This includes land use, property holdings, tenancies, environmental schemes, diversification activity and long-term goals. This early stage ensures our advice is grounded in your real objectives and current position.

STEP 2

Strategic review and opportunity planning

We carry out a detailed review to identify risks, improvements and future opportunities. This may include diversification projects, development potential, renewable energy, natural capital initiatives or estate restructuring to improve performance, efficiencies and resilience.

STEP 3

Creating a clear and practical strategy

Our recommendations are turned into a tailored, long-term strategy with clear priorities and next steps. Whether the focus is income generation, succession planning, grant funding or improving estate performance, you gain a structured plan to guide decision-making.

STEP 4

Delivery, management and ongoing advice

We support implementation and provide ongoing consultancy as your estate evolves. From liaising with agencies and managing tenancies to overseeing projects and monitoring performance, we work as a long-term partner helping you adapt to change and seize new opportunities.

What we help our rural consultancy clients with

Rural estates and landholdings are increasingly complex to manage, with changing policy, evolving markets and new opportunities emerging every year. We provide practical, end-to-end advice across the areas that matter most, helping clients make confident decisions and manage their assets effectively.

Rural Estate Management

We provide strategic, hands-on estate management tailored to the needs of modern rural property. From day-to-day oversight to long-term planning, we support families, private offices, charities and institutions in improving performance, managing risk and protecting the long-term value of their assets.

Landlord & Tenant Agreements

We manage rural and mixed-use property portfolios across residential, commercial and agricultural sectors. Our work includes negotiating new agreements, rent reviews, lease renewals and ongoing tenancy management, ensuring arrangements remain fair, compliant and aligned with long-term estate objectives.

Rural Property Diversification

We help landowners identify and deliver new income streams that complement existing operations. This can include tourism and leisure ventures, residential development, commercial opportunities and alternative land uses, working alongside trusted professional teams to turn ideas into viable projects.

Rural Grants & Subsidies

Government policy and funding schemes are evolving rapidly. We guide clients through available grants and environmental schemes, working closely with organisations such as Natural England, Local Enterprise Partnerships and the Rural Payments Agency to ensure opportunities are identified, secured and managed effectively.

Sporting & Leisure

From traditional in-hand shoots to fully commercial sporting operations, we provide independent advice on how to plan, manage and enhance sporting interests as part of the wider estate. We work closely with estate teams and tenants to balance sporting, agricultural and environmental priorities, helping ensure activities remain sustainable, well-managed and aligned with long-term estate objectives.

Energy

We are able to help our clients identify lucrative opportunities to expand or diversify their estate or farming business, whether that be through renewable energy schemes or battery storage. We’re able to guide clients from the site identification process to negotiation, all the way through to inception.

Due to Toby's relationships within the industry, he found our new home in the most wonderful setting. His experience and knowledge streamlined communications between all parties.

Mark

★★★★★

Wonderful service. Tom helped us so much with finding our dream home and continued to support us after our offer was accepted with surveys and more. Would highly recommend.

Beth

★★★★★

Toby was a fabulous advisor. He wasn’t afraid to challenge our thinking which is exactly what we needed. I’m convinced we’d have ended up with the wrong house and overpaid without his help.
