Rural grants and subsidies advice in Yorkshire & the North

Practical advice for farmers, landowners and rural businesses seeking grants, subsidies and environmental funding, from identifying suitable opportunities through to preparing applications and meeting ongoing scheme requirements.

How we help with rural grants & subsidies applications

The way rural businesses are funded has changed more in the past few years than in the previous thirty. Farming subsidies that have propped up farm incomes for a generation have been withdrawn, and what has taken its place is a mix of environmental schemes, capital grants and private markets that pay for what you do with the land rather than simply how much of it you hold.

At The Property Partnership Group, our RICS and CAAV qualified consultants help landowners and farming businesses across Yorkshire and the North of England work out which schemes fit, apply for them properly and manage the agreements once they are in place. We are independent; instructed by you, not by any scheme or agency.

How Our Rural Grants and Subsidies Service Works

We help farmers, landowners and rural businesses identify suitable funding, prepare accurate applications and manage long-term agreements in a way that supports the wider objectives of the holding.

STEP 1

Understanding your land and objectives

We start by building a clear picture of your holding, including its current land use, existing agreements, environmental features and where you want the business to be in five or ten years. Funding decisions made in isolation can create problems later, so we consider the whole position first.

STEP 2

Identifying the right funding

We match your land and objectives to the schemes that support what you are trying to achieve. We also flag opportunities that may look attractive on paper but could restrict future plans, giving you a straightforward view of what is genuinely worth applying for.

STEP 3

Application and agreement

We prepare and submit applications, handle the required mapping and supporting evidence, and review the agreement terms before you commit. As rural funding agreements can remain in place for several years, getting the detail right from the outset matters.

STEP 4

Managing the agreement

Once an agreement is live, we can manage annual claims, monitor compliance and handle amendments as your circumstances change. The funding only works properly when the administration and ongoing obligations behind it are kept in order.

How Rural Funding Has Changed

For decades, rural support was largely delivered through a single annual payment based on the area being farmed. That model has changed, and much of the funding replacing it is now linked to specific actions, such as improving soil health, creating habitats, planting trees and protecting water quality.

These schemes reward different types of land management and generally require more planning, evidence and ongoing administration than the previous area-based payment system. The main funding routes now include:

  • The Sustainable Farming Incentive (SFI), which provides payments for ongoing land management actions;
  • Countryside Stewardship, covering a range of environmental and land management agreements;
  • Landscape Recovery, aimed at larger-scale, long-term habitat and ecosystem projects;
  • Capital grants for equipment, infrastructure, slurry storage and farm productivity;
  • Woodland creation and management funding, including the England Woodland Creation Offer; and
  • Private environmental markets, such as biodiversity net gain, woodland carbon and nutrient mitigation.

Toby was a fabulous advisor. He wasn’t afraid to challenge our thinking which is exactly what we needed. I’m convinced we’d have ended up with the wrong house and overpaid without his help.

Frequently Asked Questions

What has replaced the Basic Payment Scheme?
In England, direct area-based payments are being phased out and replaced by Environmental Land Management schemes, principally the Sustainable Farming Incentive, Countryside Stewardship and Landscape Recovery, alongside a range of capital grants. The emphasis has shifted from how much land you farm to how you manage it.
Which grants can I apply for?
That depends on your land, how it is used and what you want to achieve. Most farms and estates are eligible for some form of support, whether that is an SFI agreement, a stewardship scheme, woodland funding or a capital grant. The first step is a proper review of your position, which is where we start.
Can I be in more than one scheme at once?
In many cases, yes. Schemes are increasingly designed to work together, but the rules around overlap and double funding can be detailed. Getting them wrong may put payments at risk, so we assess which combinations are both permitted and worthwhile for your land.
Do you handle the application and the paperwork?
Yes. We can prepare and submit applications on your behalf, including the required mapping and supporting evidence, and then help manage the agreement once it is in place. For many clients, the administration is exactly the part they would prefer to hand over.
What happens if I am already in an agreement?
We regularly review existing agreements. Some may be working well and simply need to be managed properly, while others may have better alternatives available or terms that need to be reconsidered. Either way, you receive an independent assessment of whether the agreement still supports your objectives.
Do you advise on natural capital and carbon?
Yes. Private environmental markets such as biodiversity net gain, woodland carbon and nutrient mitigation are becoming an increasingly important source of rural income and may sit alongside public funding schemes. We help clients assess which opportunities are credible and how they fit within the wider plan for the estate.
